Deer Trail’s effective property tax rate went from 0.5% in 2017 to 0.7% in 2025, marking a 0.2 percentage point rise over nine years, BlockShopper.com reports.

In Arapahoe County as a whole, the average effective property tax rate held steady at 0.6% between 2017 and 2025. Deer Trail’s 0.7% rate in 2025 stands above the county average.

Out of the 24 municipalities examined in Arapahoe County, Deer Trail experienced the fourth highest increase in effective property tax rates in that period.

By 2025, Deer Trail ranked 11th among Arapahoe County cities based on its effective property tax rate of 0.7%.

Research on the U.S. housing market shows that a 1% increase in median home value correlates with roughly a 0.71% decrease in the effective tax rate, highlighting that strong price growth may lower tax rates but raise overall revenue collections.
